It’s no secret that I’m a data junkie. I love segmenting groups of data, groups of people, looking for the patterns to generate Real Estate warm leads.
Creating campaigns that deliver results is the byproduct of my nerdism.
In a recent campaign, I delivered 30 leads for under $84.
That’s 30 leads at an average of $2.90 per lead.
Well, alright, you say. 30 leads. That could be impressive. But what percentage were “junk” leads?
To you I say, “You’ve been in this game a minute, haven’t you?”
Any lead gen technique will produce a percentage of what I call “junk leads”.
These are not “leads that need to be nurtured”. These are not “new/discovery leads” that just need to be warmed up a bit.
Junk leads, are, in my opinion, tire-kickers and time-wasters.
Sifting “Junk Leads” from Real Estate Warm Leads
Of the 30 inbound Real Estate warm leads received, 9 were active/warm.
Qualifications of an Active/Warm Buyer:
-Mostly through the “Do I need this product/service?” phase of the buyer journey, so little education is required on your part
-Currently in the “Collecting information to make a purchase decision” phase of the buyer journey.
How Well Does Your Inbound Sales Team Convert Real Estate Warm Leads
If you have a great sales team, you know your basic KPI metrics.
You know how well your sales team does at following up with leads, booking appointment calls, answering questions.
